We offer a comprehensive, obligation free evaluation of your property which usually involves three steps:

  • Step 1: Your chosen Sales Consultant will meet you at your property, discuss your requirements and inspect your property noting the property specifics and features.
  • Step 2: We research your property thoroughly, which may involve checking the position of the Minister’s Sewer as it relates to your property; checking Strata Plans and associated notifications and/or management statements; and ascertaining the heritage status of your property. Once we fully understand your property, we analyse recent sales data and current listings that compare with your property to determine your likely selling outcome. This information is transferred in detail to our dG Property Evaluation and Marketing Plan.
  • Step 3: Finally, we meet with you to present the dG Property Evaluation and Marketing Plan. During the presentation we’ll discuss:
    – Our opinion of the likely market value of your property;
    – Suggest the method of sale to suit your property and your needs;
    – Which marketing/advertising strategy best complements your property;
    – Your obligations under the 2011 Joint Form of General Conditions; and
    – Provide ideas on how best to present and style your property for sale.

The selling and marketing of your home is a complex process. At dG we work with you every step of the way, to give you peace of mind and unparalleled service.

We select a marketing strategy that best suits your property. Our marketing strategies have been designed to make your property stand out in a crowded market and capture the buyers’ interest. This is done by highlighting the features of your property with professional photography, copy writing that inspires interest and through both innovative digital and traditional marketing methods. Your property will be showcased across multiple mediums in order to attract the maximum number of prospective buyers.

At dG, you don’t just have one Sales Consultant selling your property. Our Sales Team will inspect your property prior to the first buyer inspection with each Sales Consultant able to cross marketing each property listed for sale with dG. Knowing your property means we can match it with one of the many buyers we meet every day.

On the Market
We take prospective Buyers to view your property and supply them with additional information, not only about the property but the local community as well. Details of all attendees are recorded and our high level communication skills used to engage and keep in contact with buyers. Comments/feedback collected is provided to you enabling you to make an informed decision on the final selling outcome.

You Receive an Offer
dG always follows the sellers instructions about price, contractual conditions and the marekting of the property. Our professional, well-honed negotiation skills enables us to reach a desirable outcome for the Seller.

Every contract negotiation is unique dependent upon the circumstances of the Seller and Buyer. Each of our 5,500 sales has had its own unique negotiation story giving us extensive experience to negotiate the best outcome for our clients, when selling their property.

Once a Contract has been negotiated, dG will follow up to ensure the conditions of the offer are met on time.

  • dG collect and hold the deposit in our dG Trust Account.
  • dG follow up if and when finance approval is to be received.
  • dG attend inspections of the property including structural and timber pest inspections.

Settlement
dG continue to act on your behalf until the property is legally transferred to the new owner.

  • dG attend the property with the Buyer to carry out their pre-settlement inspection.
  • Information about how your property operates is collected from you and passed onto the Buyer.
  • We transfer the keys to the Buyer at or shortly after settlement.
